my local bank has no bank tellers now..

that was a crappy run credit union..it depends on the board of directors ...you can get some real hard asses elected to the board don't know their asses from a hole in the ground..where the hell was their legal dept? damned.gif

I dunno, the stupidity of that loans officer boggles the mind lol.gif I did have some shares I'd bought for my kid's college fund, when I cashed them out and closed the account they asked why and I cited the loans officer's name, told them I wanted nothing to do with an institution that employed and supported such harmfull imcompetence. I'd still have those shares and lots more if he hadn't said "Buy the land" rofl.gif

when I would train anyone be it teller or branch manager I would make it very clear..before you open your mouth and are not sure of something consult legal..otherwise it will come back to bite you ..that manager should have been fired but he was probably related to one of the board members gaah.gif

Many of my friends here,,,who tried to build a house,,,

with a bank loan,,,had major problems with the bank,,,

Think almost all of them ended up with some other bank

before it was over,,,most time told they could have the loan,,,

then once it started got told they were not going to get the

loan,,,for whatever reason,,,and found some other bank who

did go for it,,,convinced me to just borrow on existing property,,,

or forget it,,,and almost all already owned the land outright,,,which

has to be put up as part of the deal anyway,,,anyway,,,they sure

got angry about it all...

That same thing happens a lot, even here I've seen it. Our next door neighbors were trying to buy an apartment and the bank backed out at the last minute.

sometimes that happens..sometimes the appraisal doesn't come back high enough for the amount being mortaged.

I got a dandy for ya..when we closed on our home years ago..before we moved..at the closing the bank rep said how happy he was that a nice jewish couple bought a home on the island...said he wished more would buy there..my husband and I were flabberghasted..we ain't jewish ..a lot of people think we are cuz of our last name maybe that is why we got our loan with no hassle lmao.gif

they have to value the to be built value,,,

so not really an appraisal,,,and the appraisers,,,

work for the bank,,,as their appraiser,,,and do

whatever the bank feels is best for the bank,,,

so if you look good,,,the appraisal can be higher

than market,,,but I am talking about some actually getting

started on the construction,,,and their story is with

approval,,,and then getting stopped,,,obviously not

fully and completely approved,,,I guess,,,I just get one

side of the story...

I was responding to jr and pre owned housing ...sometimes with new construction the problem might be with the contractor. I had friends that had to switch contractors and then were approved depends on who the bank is familiar with and their quality of work

Yeah,,,I was just responding to everything at once,,,

actually twice,,,sorry,,,anyway,,,interesting about the

contractor,,,some had some deal where they got

one quarter of the cost to build,,,four times,,,with

progress checked in between,,,not sure how that works,,,

but sounds dangerous for both parties...

Glad to know we are not alone,,,I guess,,,same thing

world round,,,I bought mine years ago when they were

still going up,,,it didn't appraise fully,,,felt they just wanted

more down as you have to make up the difference,,,anyway,,,

appraiser told me at the time it wasn't going to make it,,,

he made a mistake,,,I told him I was going to pay for it

anyway,,,and in my very kind voice,,,that I wanted it to

make it fully,,,the kind gentleman then appraised it fully,,,

he was shaking,,,as he was writing,,,but it made it...

my bank has a high mounted camera that can see down into most any car/truck and a screen so you can see yourself, the camera gets a clean photo of your center console. yea ğck you and your privacy

It's always darkest before it turns absolutely pitch black
